3 Things We Assess Before You Lodge a Development Application

Most development applications that stall do so for reasons that could have been identified at the start. A site that looks straightforward on a real estate listing often carries constraints that only surface once the engineering assessment begins. The cost of finding them late is real: redesigns, RFIs from Council, and delays that push your timeline out by months.

Before any application is lodged, we assess three things. Getting these right early is what separates a smooth approval from a drawn-out one.

1. Site Constraints

Every site has physical limits, and they shape what is achievable on the land.

We look at topography and how the levels fall across the site, because grade affects earthworks, retaining, driveway access and stormwater design. We check flooding against the relevant overlays and any defined flood level, which can dictate minimum floor heights and developable area. We assess access from the road frontage, including crossover locations and sight distance. And we identify easements, particularly sewer and drainage easements, since you generally cannot build over them without a build-over approval.

These factors typically determine the realistic yield of a site long before a layout is drawn.

2. Infrastructure & Services

A development is only viable if it can connect to the services it needs.

We assess the availability of water and sewer, the location of existing mains, and whether your connection points have sufficient capacity. We confirm a lawful point of discharge for stormwater and check overland flow paths across the site. We also review the surrounding road network and access standards.

Where augmentation or upgrades are required, identifying them early prevents costs appearing later as a surprise.

3. Planning Compliance

The planning framework sets the rules your application must meet.

We confirm the zoning under the applicable City Plan and the use rights it allows. We identify the overlays that apply to your site, such as flood, bushfire, traffic noise and biodiversity, because each brings its own assessment criteria. We then check your proposal against the relevant codes and Council requirements so the application is structured to satisfy them from the outset.

When the planning pathway is understood early, the application is far less likely to attract information requests or refusal.
